Currently a Home Information Pack is required on all properties within England & Wales, and contains:
An Energy Performance Certificate
This simply rates the energy efficiency of a property and its carbon emissions on a scale of A-G. The energy performance certificate will also point out how to improve its energy efficiency and likely fuel costs.
A Sale Statement
This is a summary of the terms of the sale, such as who is selling the property and whether the property is being sold with vacant possession.
Evidence of the title
This confirms the seller has the legal right to sell the property.
Local Authority Searches
These will include the standard local authority, drainage and water searches.
We offer two payment options, an upfront payment or a deferred payment. With the deferred options payment becomes due after 9 months or completion, whichever is sooner.

There is usually no delay in placing your property on the market for sale. In most instances we are able to commence marketing about 48 hours from the HIP appointment being conducted. We will organise this for you by appointment.
Home information packs are not required on the following properties:
Properties in Scotland and Northern Ireland
Private sales where the property is not offered on the open market (i.e. to a family member, neighbour, or friend)
Non-residential property or where homes are in mixed use with commercial property
Properties sold with sitting tenants and not available for owner occupation
Portfolios of residential property
'Right to Buy' sales by Local Authorities or other social landlord
Homes held on a lease of less than 21 years
